What to put in an open house post

The short answer: The date, time and address where no one can miss them, a photo that invites people in, and two posts: one midweek and one that morning.

  1. Make the date, time and address impossible to miss.

Big, clear and near the top. Spell out the day: “Saturday, 11 AM to 2 PM.”

  2. Post twice.

Once midweek so people can plan, and again that morning as a reminder. Ask Sam for both.

  3. Use the photo that opens the door.

The front entry, the kitchen or the backyard. Whatever makes someone want to walk through.

  4. Add one helpful note.

Where to park, the neighborhood name, or that the coffee’s on you.

  5. Keep it fair and accurate.

Follow your MLS and brokerage rules, describe the home and not who should live there, and include your brokerage name where it’s required.

What Sam needs from you

The date and time. Sam takes the photos and details from your listing, or from the photos you add.

Good to know.

  • What if the time changes?

Tell Sam the new time. She updates the post, and you approve the new version before you share it.

Be the agent they already know.

When it’s time to buy or sell, people call the agent they’ve been seeing all along. Sam makes sure that’s you.
